What to Know Before Buying Your First Home

Buying a house to make into your first home is a big investment. There will be hidden costs and many details for you to wade through. It helps to have specific goals in mind and to stay focused. Let's talk about some of the bigger issues that a new buyer will encounter.

1. Know Your Budget

Know how much you can afford. A bank might offer a pre-approval to you for a $200,000 mortgage, but you don't have to stretch yourself to the limit. And yes- get preapproval with your lender. This serves in smoothing your way with realtors and gives you a jump on a house if more than one buyer is interested. Have a good credit score and know it.

2. Have a Good Realtor and Lender

If your realtor keeps showing you fixer-uppers when you want move-in ready, evaluate your needs with them. If they keep showing you trailers and you want a condo, then consider another realtor. Realtors are not working for you, they're working for the property seller, but they could at least try to match you to one of their sellers.

3. Be Prepared for the Unexpected

This includes closing costs, taxes in an area that you may not be familiar with, and the inevitable breakage in your new home. Within weeks of closing on our house, we encountered a leaking sewer pipe. Demand accurate disclosures on the property and a home inspection to find those big problems, like a faulty furnace or antique wiring. Ask every question you think of, and make notes. This reduces the surprises that may come later.
